Doug Britton’s objective is to provide excellence in legal service while bringing a practical and innovative approach to his work. He has a broad and extensive practice in the areas of real estate law and real estate development, commercial financing, condominium law, business law, and commercial transactions. Real Estate and Development Doug has assisted real estate owners and developers of all sizes with numerous commercial and residential subdivisions, commercial and industrial construction projects, shopping centers, mixed use projects, resort properties, and office and retail leases. He routinely assists clients with general real estate matters such as purchase and sale transactions, easements, boundary agreements, ground leases, road maintenance agreements, zoning and land use compliance, Section 1031 Like Kind Tax Exchanges, and title insurance. Doug is a licensed title insurance agent with First American Title Insurance Company. Commercial Financing Doug has extensive experience representing banks and borrowers in the area of commercial finance. As lender counsel, Doug has represented a wide array of banks and lenders, including local and regional banks, national lending institutions, private capital lenders, community development corporations, and credit unions. He has served as national counsel to insurance company lending divisions in large multi-state transactions. Doug has helped banks and commercial lenders close hundreds of transactions in nearly all areas of commercial finance, including: real estate mortgage financing, asset lending, ground lease financing, construction lending, community association lending, revolving credit facilities, loan modifications, letters of credit, and swap transactions. Doug represents lenders and community development corporations in connection with U.S. Small Business Administration loan programs including SBA 7(a) and SBA 504 loans. Doug is one of only a few Maine attorneys certified by the National Association of Development Companies to close SBA 504 loans. Condominium Law Doug is one of the most experienced condominium law attorneys in the State of Maine. Doug has worked with developer and condominium association clients in connection with over 70 condominium developments and properties, including work on new residential condominiums, phased condominium projects, commercial and mixed use condominiums, age restricted “55 or Over” and “62 or Over” developments, residential and commercial conversions, resort properties, and also timeshares and related projects with interval ownership. For condominium association clients, Doug regularly assists associations with a wide variety of condominium matters including general corporate representation, documentation, amendments for project documents, enforcement of rules and regulations, unit lien foreclosure and collection matters, disputes with owners, capital reserve studies, and assistance with secondary mortgage market financing guidelines (e.g., Fannie Mae, HUD, Freddie Mac, etc.) affecting condominium properties. Business Law and Commercial Transactions Doug represents large and small business clients with new business entity formations, buying and selling businesses and assets, stock purchase and sale transactions, mergers and acquisitions, transfers of stock and membership interests, general contracts and business agreements, and related commercial transactions. Prior to joining Verrill Dana, Doug practiced for many years at a mid-size firm in Portland where in addition to his real estate practice he was also the supervising partner of the firm’s corporate practice including over 600 corporate entities. Doug is an avid runner and has completed a number of marathons including the Chicago Marathon and the Boston Marathon. He participates regularly in local running events and races including the Beach to Beacon 10K. He also competes in local triathlons. Doug played college soccer at UNH and has played in competitive adult soccer leagues for nearly 20 years. He is also active in coaching youth soccer for his sons’ recreational town teams and club travel teams.
